30 Hectares of employment land in South Derbyshire to the south of Infinity Park Derby and the Rolls Royce aerospace headquarters at Sinfin Moor. The site lies between the southern edge of the City of Derby and the A50 trunk road. Over the last decade, the area has had one of the fastest growing populations in the UK outside the South East, with further extensive residential land allocated across sites adjoining the southern edge of Derby City.

Description

This greenfield site is located to the south of the existing Derby urban area, adjacent to the A50 with direct links to the M1, M6, East Midlands Airport and the proposed HS2 East Midlands Hub station at Toton and its wider growth area.

The site has the potential to create a comprehensive, coordinated and well-integrated extension to the Infinity Park Derby Enterprise Zone in neighbouring Derby City. Infinity Park Derby is a commercial and technology park, home to Nuclear AMRC Midlands, an industrial R&D centre focusing on later-stage development in technology areas which will deliver the maximum impact for the UK’s nuclear supply chain, and the Nuclear Skills Academy, which aims to sustain nuclear capability within the UK’s submarines programme.

A number of global Original Equipment Manufacturers including, Rolls-Royce, Alstom, JCB and Toyota are in close proximity. These businesses, along with their supply chains, draw on the area’s strengths in traditional and innovative manufacturing, R&D and engineering, plus its academic strengths in engineering and technology.
